Q. WHY IS AN INVENTORY IMPORTANT? 
A professional inventory report carried out by a 3rd party accredited inventory clerk is essential in protecting both landlord and tenant against any unnecessary disputes at the end of the tenancy. 
 
As we are members of both the Association of independent property clerks (AIIC) and the property redress scheme you can rest assure your report will be carried out by a compliant and professional clerk. 
 
If an inventory is not carried out prior to a new tenancy, then no evidence has been recorded of the properties condition prior to commencement of the tenancy. Landlords are unlikely to be able to make a claim for any damage or cleaning issues outside of normal fair wear and tear. The impotence of an inventory cannot be underestimated, in fact, the Government advice indicates that inventors and statements of conditions are strongly recommended as a means to reduce most disputes regarding the deposit at the end of the tenancy. 
Q. HOW IS AN INVENTORY CONDUCTED? 
An experienced and certified member of inventory Elephant will visit the property at a convenient date and time to carry you the inventory and check-in. Using the latest award-winning software available they will create a list of each room and its contents. This includes details of windows and fittings, decor, doors, light fittings, appliances, and furniture, right down to the skirting boards! 
Q. HOW LONG DOES IT TAKE TO COMPLETE AN INVENTORY REPORT? 
This would always depend on the size of the property and its condition. A typical 3-bed house inventory would take between 2.5 - 3 hours. A check out would take around 90 minutes on average. Unlike some other estate agents and inventories companies, we do not rush inventories that can end up negligent and sacrifice the quality of our reports 
Q. CAN WE HAVE A DISCOUNT? 
Our prices are highly competitive and straight forward. We are one of the few companies that do not charge more for furnished properties and extra reception and bathrooms. Should you require inventories on multiple properties, then we are happy to have a chat to see if you would qualify for our discounted rates. 
Q. WHAT IF I DON’T AGREE WITH THE REPORT? 
Our reports are always carried out in an unbiased manner and are always as accurate as possible. We give tenants seven days to digitally approve our report, during this process the tenants can add their own photos and comments for anything disputed at the start of the tenancy.
